The proposed apartment building is situated between Na Královce and Košická streets, on a difficult terrain with a high elevation. The building naturally completes the block of apartment buildings that has not yet been closed and its volume, height and character sensitively follow the surrounding buildings. It closes the block and at the same time reacts towards the nearby Grébovka Park with a loosened western façade.

The building is conceived as a two-part unit – the right part is based on traditional architecture and exactly copies the neighbouring buildings. It is a rational structure of the façade with authentic detail, articulated window tracery, respecting the cornices, and alternating plaster textures to highlight particular details.
The western part of the building forms a bridge between the city block and the open character of the surrounding park. In contrast, it is similar to the loosely composed residential houses around the perimeter of the park, with authentic architecture blended with views into the open green spaces. The façade facing Košická Street keeps a calm rhythm and is made up of a combination of windows and solid cladding, complemented by loggias and a distinctive buttress. Towards the park, however, the mass of the house loosens up, with irregularly spaced terraces, deeper loggias and large flowerpots for growing greenery. This gives the impression of a lively and changing façade that blurs the boundary between the house and the neighbouring park.
The design also includes the modification of the connected public space – especially the front area of the house towards Košická Street, the greenery along the staircase by the park and last but not least the park-like solution of the area north of the house, in connection with the planned revitalization of the entrance to Grébovka Park. The urban concept and the landscaping complement the existing urban greenery and are linked to the planned revitalisation of the wider area.
