The idea is to create a residential complex providing home and living space for over 4,000 people, to find an optimal model of urban housing having the character of a garden city with all its attributes – a clear structure of the relationship of a house and green areas, regulation and simplification of construction aiming to provide valuable but affordable housing in several residential models – detached or terraced houses, villa-houses (or small blocks of flats) and large blocks of flats.

The concept of a house surrounded by green areas, which in the 19th and 20th century developed in the idea of a garden city, is still topical. Examples of urban planning and building development of areas which are in contact with cities but thanks to their position on their outskirts are close to the countryside can be found all over Europe.
Likewise, the idea of a residential area planned at the south-east end of Uhříněves, Prague, wedged between the existing development on the north and the winding Pitkovice stream – an exceptionally valuable bio-corridor on the south, in the place of one of the major road entries to the Czech capital, was inspired by a similar vision.

Each of the models above is represented in different positions, connections, materials and composition. In spite of the heterogeneous character of the area and its size, the leading vision is to create an original uniform complex integrated in surrounding urban structures and natural context. The whole area can be articulated in parts according to the typology of the houses and function. The part covered with blocks of flats (type G, J) is situated closest to the road K Dálnici, at about the western third. There are the largest buildings which gradually transform into smaller houses towards the south and east. In the central third a surface thereto is built with a majority of villa-houses (type B) and terraced houses (type C). In the southern part the complex is bordered with villa-houses (type F1), terraced houses (type F2) and detached houses (type D). The last part at the eastern end of the area is covered with terraced houses suplemented with isolated houses in gardens in the final sections (type E). The common denominator of the blocks of flats is regulation, clearly defined space of the houses and the surrounding land, an economical character of the buildings and the lay-out of flats. Here, too, the residential units are inspired by simple and economical ground plans of garden cities in Europe and Bohemia. Common are two-storey flats on a narrow rectangular ground plan with adjoining gardens, small villa-houses with four to six flats which can be further integrated if needed or required, and last but not least large blocks of flats.

The architecture imitates the mission of the residential complex. It is modest but playful, uses simple forms but matches them up with various materials and green areas in the parterre and on roofs.
On the two longer sides, the whole complex is edged with green belt areas (in the north they are just green areas, in the south the greenery is directly linked to the winding Pitkovice stream). Both green bands are interconnected by two internal green lines along two main crossing roads. From the urban-planning point of view, these areas are conceived as dividing lines of the parts of the developed areas described above, arteries of traffic and motion integrating housing, leisure and nature.

Along with back-bone roads in the perpendicular direction, the two radial roads described above form a basic transport frame. The first one is placed in the focal point of the residential complex and forms a “social” axis. Public places are situated here, along with non-residential areas for services and retail. In the future, this part will be directly linked to civic amenities or multi-purpose buildings in the north-west corner of the developed area.
